Our approach

Read the building. See the possibilities.

A property-led approach, from selection to its everyday care.

Four connected decisions

The next collection / The proposed model

Room to stay together, with a host who lives there.

Private guest suites and generous places to gather. A resident host with a separate home welcomes guests, while Bee-Next manages bookings, cleaning, maintenance and central support.

For each new property, our target is four suites with their own bathrooms, shared living and dining space, and accommodation for up to eight guests.

Proposed arrangement, adapted to each property’s layout, use and permissions. The photographs show spaces in our existing properties.

Four connected decisions

  1. Select

Start with character, location and a layout that can balance shared space with privacy. Assess the building’s conventional property value alongside the proposed use.

  2. Investigate

Review condition, ownership constraints, eligibility and financing before committing to an acquisition. No typology is automatically eligible.

  3. Shape the refurbishment

Scope the work around the actual building: circulation, privacy, bathrooms, shared rooms and ongoing care. Costs and timing need property-specific assessment.

  4. Plan ownership & operation

Agree ownership and participation for the transaction. Bring the Bee-Next operating perspective into the planning of daily use and maintenance.
